Second home a little better but still not the one

I got back into touring mode Monday. This home near the Elkhart County 4-H Fairgrounds has many things going for it. The vinyl siding and vinyl windows are fairly new as are the high-efficiency furnace and central air conditioning. It did not feel like a small house when I was in the living room and the dining room (the room with the table and the computer). The bedrooms are about the same size, small but better than living in a hotel or dorm. Everything was okay inside except the bathtub is not in the best shape and the kitchen has very few, older, cheap cupboards. The tenants had to cut down their laminate countertop so they could open the door all the way. J

Outside, the roof over the front door needs new shingles. A covered porch or deck would look better. The carport, which was built improperly, could be salvaged but it might make more sense to tear it down and build a one-car detached garage. That would improve the home’s value.

Dad thinks I can find something nicer. So do I but I am not quite ready to rule this home out. Again, it is in my price range. The property taxes are low and could be even lower if I file for exemptions (because this home was built in 1900?). The location is excellent except for the week of the fair. On the plus side, the home is next to a bank so free parking abounds after hours and on the weekends.
A few questions come to mind. Am I expecting too much for my limited budget? How much repair work do I want to do? Can I find a place that I can enjoy even while I fix up to sell again in a few (3-5) years? I do not have any answers yet but I am preparing myself to look at another home near the college next Wednesday. It looks good from the photos and a drive by but I am learning not to put much trust in photos or exterior appearance. I am still excited. The search must continue.
